Two similar (with distinct differences) systems of procurement whereby a contractor is appointed to act in a management capacity on the client’s behalf.

 

The Construction Manager is employed as part of the professional team and acts as a project coordinator, the client will also employ a fully supporting professional team including designers and quantity surveyors/project managers. The individual subcontract/works packages are tendered separately in sequence to obtain the overall best price as the design evolves, those works contractors are contractually accountable to the client.

 

The Management Contractor is contracted to manage the project work through works contractors, the client will also employ a fully supporting professional team including designers and quantity surveyors/project managers. The individual subcontract/works packages are tendered separately in sequence to obtain the overall best price as the design evolves, those works contractors are contractually accountable to the management contractor.
